From September 2010 a Code Assessor must be appointed for every new house in Wales. Planning permission will not be granted without compliance with The Code for Sustainable homes. The Code measures the sustainability of a new home against nine categories of environmental design. It is a star rated system with 6 levels of excellence. Code Level 3 is a mandatory minimum for a new home in Wales. Code Level 6 is a Zero Carbon Eco Home.

A Code Assessor has an in depth understanding of the Code for Sustainable Homes and should be able to help clients make appropriate choices about sustainable design, management and construction, and what evidence is required to meet the various categories and levels of the Code. The Code Assessor registers the development then gathers the evidence and applies for certification on the clients behalf.

Because every new house in Wales from September 2010 has to be designed to ‘Code for Sustainable Homes’ standards, the quality of new build in Wales has never been better, and Wales is now set to lead the way in sustainable home design. With the new energy efficient designs we can expect to reduce our running costs, whilst living in more comfort with better natural lighting and easier to control ventilation.

By 2016 the Government expects that every new home in Britain will be built to the highest sustainability standards. Eco-building is now fashionable and will become main stream as 2016 approaches. Houses built to lesser standards will not be desirable in the future, so building to a higher eco-spec is not just a good ecological choice, but also a wise economic investment.
